A guide to living in Mount Pleasant & Applecross

Mount Pleasant, Western Australia

Living and working in Mount Pleasant and Applecross for many years has been a great decision for our family, and because we love it so much, I wanted to share the best of our area and why it should be on your house shopping list!

The Lifestyle

Living close to the river has so many benefits, grabbing a coffee down at Deep Water Point, or cycling with the kids on one of our many gorgeous riverside cyclepaths are just a couple of reasons why!

Mount Pleasant and Applecross are suburbs filled with jacaranda lined streets, quirky little shops and fabulous eateries alongside amazing facilities and parks. Whether you are a young family or retired, there is something for everyone here.

Applecross Village is a favourite among locals, there is a wonderful range of cafes, all with their own little flair. Cheeky Boy is famous for its home made, italian cafe style food, Ardross St Cafe & Cioccalato Espresso cafe all with fresh menu choices and amazing coffee. For something a little more upmarket, Nic & Kolo’s modern, award winning, inspired cuisine is a must try! The Village also features fashion boutiques, a pharmacy, optometrist and The Good Grocer, selling fresh produce, hot ready to eat meals and everyday groceries. So handy!

Mount Pleasant borders Canning Highway, so the choice of restaurants & shops are vast and if you explore a bit further, down on Queens Rd, you will discover a little row of shops with a few hidden gems. Cocobelle Cafe for coffee & lunch and Jbento for some modern style Japanese bento boxes plus a fashion boutique, Pilates studio, a liquor store and a doctors surgery.

So what are the benefits of living here?

The location is so central and convenient. This is definitely a huge advantage to our area. The freeway is just a few minutes drive for easy access into the Perth CBD or down to the southern suburbs. There is also a train station on Canning Bridge and bus stops throughout the suburb which take you into Perth, Fremantle or Garden City Shopping Centre. Speaking of which, is one of Perths leading retail shopping malls featuring Myer, David Jones, Kmart, Hoyts Cinema and loads of specialty stores.

We also have one of Perths newest public hospitals within a short drive, Fiona Stanley Hospital and St John of God, Murdoch is just next door.

So you have checked out the area and are wondering what type of property you can buy here?

To put it simply, the range of housing in Mount Pleasant and Applecross is quite vast and is a great area to invest in. The latest REIWA stats (August 2019) show that Mount Pleasant had a 15.1% rise in house prices. The properties range from multi million dollar riverfront homes, to lovely family homes nestled in the tree lined streets and even villas and units for the downsizers.

The new Canning Bridge precinct plan has seen some brand new apartment buildings going up around Canning Highway and a burst of new retail stores too.

Bring the kids!

I have two kids of my own (one teenager and one pre teen!) and they have loved growing up here. Riding their bikes to the river, walking the dog at Strickland (the best doggy friendly park in the area!) or jumping off the jetty at Deepwater Point, it really is a fabulous family area.

We are lucky to have access to some of Western Australias best public schools including Applecross Primary, Mount Pleasant Primary & Ardross Primary and Applecross Senior High is a top performing public high school. There is no shortage of private options too, with St Benedicts Catholic Primary and a number of private high schools close by. For the really little ones, there are a number of playgroups, pre kindys and daycare centres.

So lets get started! Welcome to my first ever blog post. I have been selling properties for many years, and have learnt so much in this time, especially about how to find the right buyers for the premium property market. This is one of the most important aspects of selling a luxury property. You need to know your target audience and tailor a marketing plan to suit. There are so many platforms for real estate advertising these days and the choices can seem overwhelming, but I have done my research on how to target the correct audience of buyers for a premium listing.

Who are these buyers?

The luxury property buyers are looking for a home that is ready. They want to take the keys, move in and not have to lift a finger. Little jobs around the house that might seem insignificant to you, might completely put off a buyer for good. Are the gardens in order? Is the house clean, fresh and presented for the luxury market? Is your furniture clean and modern, or suit the interior of your home?

All these small things, could mean thousands of dollars to your final sale price.

Targeting the market

Marketing! This is so important to get it right. The first thing is photography. Engage a photographer who knows how to shoot beautiful homes. Beautiful images are the first thing buyers are going to see on the internet. You need to capture buyers attention immediately! Buyers will often sell themselves on a property before they have even been to the home open, so making a good first impression counts.

Social media and online marketing is key these days. Facebook sponsored posts, and even instagram stories have so much reach and are so easy for buyers to see as they scroll through their newsfeeds. More importantly, many buyers I have dealt with have not necessarily been looking to purchase a property, but have “stumbled” across a facebook post for example and have ended up being that one buyer we were looking for!
